How to use REIQ

Everything you need to underwrite deals, manage your portfolio, and get the most from the dashboard.

Getting started

Sign in, open the dashboard, and find your way around.

REIQ is your deal workspace — underwrite properties, track a portfolio, watch foreclosures, and run AI analysis from one dashboard.

  1. Create an account or sign in at sitewing.net.
  2. Open Dashboard from the home page.
  3. Follow the getting-started tour if it appears — it walks through Deal Analyzer and Portfolio.
  4. Use the menu (☰ on mobile) to switch between Dashboard, Deal Analyzer, Portfolio, and other sections.
Tip

On iPhone, you can add REIQ to your home screen from Safari: Share → Add to Home Screen.

Deal Analyzer

Model a single acquisition — metrics, maps, and AI guidance.

Deal Analyzer is where you stress-test one property. Enter the address, purchase price, financing, rent, and expenses; REIQ calculates cap rate, cash-on-cash, DSCR, monthly cash flow, and a deal grade.

Running the numbers

  • Fill in price, down payment, interest rate, term, rent, vacancy, and operating expenses.
  • Mortgage rate can pull from live FRED data when your account has FRED connected in Settings.
  • The mini map geocodes the address and supports Streets / Satellite views.
  • Metrics update as you edit — no need to save first to see the math.

AI Deal Advisor

  • Click Analyze Deal to generate an AI report with Summary, Risks, Negotiate, Benchmarks, and Memo tabs.
  • Analysis is saved per property or deal draft so you can return to it later.
  • Free accounts include 10 AI analyses per month; Pro includes 500.

Compare two deals

Use Compare to put two deals side by side — current inputs, a saved draft, or a portfolio property. Green and red deltas show which option is stronger on the same metrics.

Tip

Turn on the sticky action bar in Settings if you want quick access to Compare while scrolling the deal form.

Portfolio

Save properties, upload photos, and track status over time.

Portfolio is your saved property list. Add deals from Deal Analyzer or Property Search, then organize them as Active, Watchlist, or Passed.

  1. Run numbers in Deal Analyzer, then save to Portfolio.
  2. Open the property card to reload inputs, photos, and prior AI analysis.
  3. Upload photos after the property is saved (up to 12 per property).
  4. Use Compare on a card to benchmark that property against another deal.

Limits

  • Free: up to 5 saved properties.
  • Pro: up to 200 saved properties.
Tip

Portfolio history tracks snapshots over time so you can see how your book changes month to month.

Projections

Ten-year cash flow and amortization outlook.

Projections extends your Deal Analyzer assumptions into a 10-year table — rent growth, appreciation, debt paydown, and cumulative cash flow.

  • Assumptions sync from the active deal or saved property when available.
  • Review the amortization schedule for monthly principal and interest detail.
  • Print the projection table from the panel when you need a hard copy.

Foreclosures

Search distressed inventory and set up watches.

The Foreclosures tab combines ATTOM preforeclosure search with Illinois sheriff-sale feeds for Cook, DuPage, Lake, and Will counties.

  1. Run a search by address, city, or county filters.
  2. Open a result in Deal Analyzer to underwrite it as a new draft.
  3. Add watches to get email alerts when new listings match your markets.
Tip

Map view shows geocoded results when addresses are available — useful for spotting proximity to properties you already track.

Market Pulse

Rates, rents, and market alerts at a glance.

Market Pulse surfaces macro and local signals — mortgage rates, rent growth, vacancy trends, and curated alerts for markets you follow.

  • Pick alert markets from the dashboard to filter what you see.
  • FRED-powered rate data can flow into Deal Analyzer when connected.
  • Use alerts as context, not as a substitute for your own underwriting.

Tax & depreciation

Depreciation schedule and tax-oriented estimates.

Tax & Depreciation builds a simplified depreciation schedule and 1031 exchange estimator from your deal assumptions.

  • Assumptions carry over from the active deal or saved property.
  • Review the annual summary and 10-year depreciation table.
  • Print a tax summary for your records or CPA conversation.
Tip

REIQ provides estimates for analysis — not tax advice. Confirm figures with a qualified professional.

Exports & sharing

PDFs, printouts, CSV, and read-only share links.

After you analyze a deal, export bars appear under the AI panel and on the Memo tab.

  • AI report PDF and deal package PDF — full analysis with metrics and assumptions.
  • Investment memo PDF — memo tab content, optionally with your logo.
  • Portfolio CSV — export your saved property table.
  • Foreclosure CSV — export search results.
  • Share link — create a read-only deal package others can view for 30 days.
Tip

Upload your logo in Settings to brand exported PDFs and the dashboard nav.

Settings & account

Billing, branding, data sources, and preferences.

Open Plan & billing from the top nav (or Settings in the dashboard menu) to manage your account.

What you can configure

  • Plan & usage — see Free or Pro limits and upgrade via Stripe checkout.
  • Your logo — replaces the REIQ wordmark in the dashboard and appears on PDFs.
  • Typography — choose a font preset for the dashboard.
  • Connected data sources — see which market data and AI integrations are active on your account.
  • Session — resume where you left off, or start fresh each visit.
  • Deal Analyzer action bar — toggle the sticky Compare / save shortcuts.
  • Export or delete your account — GDPR export and self-service deletion.

Integrations are managed for your account — connect data sources from Plan & billing in Settings.

Free vs Pro

What each plan includes.

REIQ offers a free tier to try the workflow and a Pro plan for active investors who need higher limits.

Free — $0

  • 5 saved properties
  • 10 AI analyses per month
  • 20 RentCast lookups per month

Pro — $29/mo

  • 200 saved properties
  • 500 AI analyses per month
  • 2,000 RentCast lookups per month

Deal compare, exports, foreclosure watches, and maps are available on both plans.

Troubleshooting

Quick fixes for common issues.

Dashboard not loading or “sign in required”

  • Make sure you are signed in on sitewing.net, not only inside an old bookmarked tab.
  • Refresh the page — the dashboard needs an active session to save your work.
  • On mobile, open the dashboard from the home page after signing in.

AI analysis failed or usage limit reached

  • Check Settings → data sources — Anthropic must be connected for AI.
  • Review your monthly usage on the Plan & billing page.
  • Upgrade to Pro if you have hit Free-tier limits.

Rent or property data missing

  • Connect RentCast and/or ATTOM in Settings.
  • Some rural addresses may have limited third-party coverage.

Map not showing

  • Enter a recognizable street address and wait a moment for geocoding.
  • Try toggling Streets / Satellite if the basemap looks blank.
  • Hard-refresh the page after an app update.
